Why is Lifestyle Communities stock plummeting today?
Lifestyle Communities stock plunged 10.2% to A$3.79 during today’s session after the company disclosed a sharp deterioration in new home sales that has sent investors heading for the exits.
The Q1 FY27 update, released late last week, showed new home sales down 22.0% year-on-year and established home sales down 11.9%, with the company acknowledging that conditions in the Victorian property market remain subdued.
Beyond the headline sales miss, the update revealed additional concerns that compounded the negative reaction. Of the 135 homes targeted for FY27 settlement, only 29 are supported by unconditional contracts on buyers’ existing homes, meaning the company’s settlement pipeline is heavily contingent on customers completing their own property sales — a fragile position in a soft market.
Net debt remains at A$265.3 million, and two key communities, Woodlea and Deanside, continue to carry above-target inventory levels, though the company noted combined inventory at those sites fell 9.0% in the quarter.
Lifestyle Communities slid past a 0.8% rise in the ASX 200 index.
